For developers and AIs

Connect your AI to Spain’s public auctions.

El Pujante exposes its full inventory — judicial, tax agency (AEAT) and Social Security auctions, enriched with cadastre and geolocation data — as an MCP (Model Context Protocol) server. Your assistant queries live data, not a months-old copy.

Seven tools, the whole inventory

Read-only, over the same data our own agent uses. The server ships instructions so your AI interprets liens, discounts and risks like a professional.

  • 1

buscar_inmueblesFiltered search: province, town, price, surface, use, discount over appraisal, closing soon…

  • 2

detalle_inmuebleFull auction record: values, dates, liens, cadastre data, coordinates and the official URL.

  • 3

resumen_riesgoRisk flags and signals for an auction: heavy liens, surviving Social Security debt, primary residence…

  • 4

costes_totalesReal all-in cost: price + regional transfer tax + notary + registry + known surviving liens.

  • 5

comparar_inmueblesTwo to five auctions side by side.

  • 6

inmuebles_similaresActive auctions similar to a given one, by area or by use and price.

  • 7

stats_inventarioGlobal inventory figures: active auctions by source, province and type.

Ask your AI things like

  • “Find homes at auction in Málaga with over 40% discount and tell me the risks of each one.”
  • “What would this auction really cost me, taxes and liens included?”
  • “Compare the three best rural estates at auction in Badajoz by price per hectare.”

Frequently asked questions

What is an MCP server?

MCP (Model Context Protocol) is the standard an AI assistant uses to connect to an external data source and query it itself while answering you. Instead of you searching and pasting the result, the assistant calls our tools and works with what they return.

What data does the El Pujante MCP expose?

Spain’s open public property auctions: judicial and tax agency ones (the subastas.boe.es portal) and Social Security ones (the TGSS portal), enriched with cadastre data and coordinates. Seven read-only tools: filtered search, full listing, risk summary, total costs, comparison, similar auctions and inventory stats.

Is it free?

Yes. Free, read-only and with no signup. We ask for reasonable use; if you need high volume or a data agreement, write to us.

Do I need an API key?

No. No key, no token, no OAuth, no form. Paste the endpoint URL into your client and start asking.

How do I install it?

It depends on the client, and the four common ones are covered above. In Claude, through Settings and Connectors. In Claude Code, with a single command. In ChatGPT, by turning on developer mode. In Cursor and other editors, by adding the server to their MCP config.

Which AI clients are supported?

Any client that supports MCP servers over Streamable HTTP: Claude on web and desktop, Claude Code, ChatGPT with developer mode enabled, Cursor and other MCP-capable editors. The server is published in the official MCP registry as es.elpujante/subastas.

How often is the data refreshed?

Every night. The open inventory is refreshed from the official portals and the cadastre enrichment and coordinates are recomputed. Note that many open auctions have no published closing date yet: a missing date does not mean the auction is closed.

Does it include closed auctions?

No. The MCP only serves the open inventory, which is what you can actually bid on. The historical archive of past auctions is not exposed.

Can I bid from my assistant? And what do you log?

You cannot bid: the tools only read and never write to the official portals. Bidding always happens there, with a digital certificate or Cl@ve, and the MCP gives you the direct link to the case file. For each call we store which tool was used, with which arguments, the IP and the client, to measure usage and spot abuse. There are no accounts or personal data attached, because the server never asks you to identify yourself.

What about WebMCP, the browser standard?

WebMCP lets a website offer its tools to the agent already running inside the browser, with nothing for you to configure. It is enabled on elpujante.es and publishes these same seven tools, so it is not a separate integration nor another URL to remember. Today only preview builds of Chrome understand it; for everyone else, the route that works is pasting the endpoint into your client.

Fair use: Free, read-only service with a per-IP rate limit. Data comes from public sources (subastas.boe.es and the Social Security portal) and refreshes nightly. Need more volume or a data agreement? Get in touch.

Don’t feel like configuring anything?

Our agent ships already connected to all these tools.
